Our approach to
At Carter Jonas, our professionals take time to understand each project’s credentials, funding mechanisms and land ownership.
We consider how all funders and banks operate, including the various key performance indicators and financial terms they adhere to. By taking this approach, we ensure to understand how each funder decides to fund an asset, and how they may perceive risk.

Our professionals visit the proposed development area to become familiar with all physical aspects of the site and request copies of relevant information from the developer or builder. This information will often include construction details, costs and programmes, flood risk assessments, ecology and ground reports, statutory planning, listed building consent, building regulation information, approvals relating to health and safety and relevant legal documents.
Our expert team prepares initial technical due diligence reports, commenting on details such as the thoroughness of the project, technical risks, and the requirements for additional information.
Initial Due Diligence
Our professionals make periodic site inspections and we also attend the developer’s formal meetings with the contractor.
Our experts then provide drawdown reports with recommendations on the quality of work completed, value of the completed works, comments on timeline and compliance with statutory and other requirements. We also highlight any concerns or risks, such as overspend or amendments to the design.
Interim Valuation
On completion of the project, our appointed surveyor will prepare a final report to advise that all necessary information has been provided and that the development has been completed in accordance with the relevant consents and standards.

Our experience within valuation
On completion of a development project, our appointed surveyor will prepare a final report to advise on the completed market value of the property and any other bases of value as agreed with our client.
Final project completion report
For development valuations, our professionals can undertake interim valuations based on the current state of development and reflect latest costs and timescales. We can also make periodic site inspections. Once completed, we will provide this information to the client in the form of an interim valuation report.
