A relatively quiet start to the year looks likely to give way to a healthy pipeline of supply for the spring launch season. While profitability pressures are tempering expansionary demand in some segments of the market, buyer appetite remains evident, albeit more selective.
The Sustainable Farming Incentive (SFI) remains a key consideration in the farmland market, acting as both a source of volatility and a reference point for long-term planning. Much-needed clarity was provided in February 2026 with the announcement of a redesigned SFI 2026 offer. Looking forward, the newly published Land Use Framework is set to guide future policy development and underpin new initiatives.
Cost pressures remain acute, with higher labour costs and elevated input prices continuing to squeeze profit margins, while output prices have lagged behind or, in some cases, declined.
