We developed a masterplan which maximises the site’s assets while addressing constraints such as the high voltage power lines crossing the area. An outline planning application for 225 homes and a nursery facility was submitted, all set within a framework of green-blue infrastructure. Prior to submission of the application a public exhibition and consultation exercise was held in the village.

Residential Developments
We created masterplan proposals which achieve 225 to 250 dwellings at variable densities, including 1-5 bedroom homes of which 33% are affordable properties. The masterplan retains important trees and open spaces, protects and enhances areas of wildlife interest.

The project is currently going through a pre-application phase, with a subsequent planning application proposed in the autumn of 2019. The policy compliant scheme for up to 50 homes includes 30% affordable housing provision. It will provide a sustainable housing development in touching distance of shops and facilities in the village.
PROJECT Land at Earls Colne, Essex CLIENT Heyhill
We were appointed to prepare a masterplan which marries the aspirations of the local authorities with the regeneration ambitions of the land owners. The masterplan includes a 300 hectare employment area creating 50,000 jobs and a new garden town community of over 10,000 people, with a 200 hectare public park connecting the two.

We were appointed to prepare an Initial Development Prospectus and subsequently to prepare more detailed development briefs. Our plans opened up the River Anker waterfront, created a major new rail gateway, integrated rail and bus interchange facilities, improved the tourism and leisure offering and widened the retail offering to embrace town centre living.

Regeneration
We were appointed on two residential schemes of up to 224 dwellings. Our plans were developed based on four key design elements; a central square over the undevelopable wastewater reservoir and adjacent services, a retained seafront walkway/cycleway enclosed by potential artists’ colony and display space, informal timber townhouses in the west, and a more formal residential development in the east.
PROJECT West Marina, East Sussex CLIENT Borough Council
We were appointed to undertake a comprehensive 4-year regeneration plan for the whole town centre from the River Yare in the west to the seafront in the east, and from the station and Minster in the north to the St. George’s Cultural Quarter in the south. The study produced an integrated physical and economic renewal plan with a series of projects.
