Our experience of providing advice within
Local Authority house building
The number of local authorities seeking planning permission and building their own homes has grown in recent years with many finding it a hugely valuable way of making best use of surplus Council-owned land to meet housing needs across a variety of tenure types.
At Carter Jonas, we understand the balance that needs to be struck between a Local Authority as the landowner and promoter of such developments, and as the regulator in the form of the planning authority. Our experience in this field is second to none.

BEXLEY
Following the submission of two planning applications in autumn 2019, our professionals secured planning permission for two residential developments in early 2020. Redevelopment of a former care home in Erith provided family homes and affordable rent supported living flats for residents with learning disabilities, whilst it retained important protected trees. Elsewhere in Erith, redevelopment of an open space for 30 flats was permitted, with a financial contribution secured towards affordable housing negotiated by our viability team.
We provided planning advice on a portfolio of sites for the Council’s development partner EcoWorld London, making representations to the emerging Local Plan to ensure site allocations aligned with development prospects and securing planning permission for the first tranche of schemes. Sites include surplus community buildings, allotments and former car parks.
