What we do
A 1,500-acre estate that has been in the same family for almost a thousand years. As well as the principal house and gardens, which remains the family home, the estate is made up of a let farm, woodland, 30 let cottages, a village pub, commercial property including watercress beds and part of a golf course, a shoot, fishing and parkland, home to the Alresford Show. The River Itchen, one of the country’s premier chalk streams, designated as a Site of Special Scientific Interest as well as a Special Area of Conservation, runs through the estate, providing rare habitat for a wealth of biodiversity.

What we do
A prestigious shooting estate with a Georgian mansion and formal gardens at its heart, with a first-class pheasant and partridge shoot, and a total of over 1,000 hectares of arable, grassland and woodland. The team includes gamekeepers, estate staff, gardeners, a house manager and domestic staff.

What we do
A small estate centred around a 10,000 sq ft, Grade II* listed early 17th century manor house, with 30 acres of grounds made up of exquisite gardens and parkland, including lakes, a swimming pool, a tennis court, stabling, two staff cottages and a guest cottage. There is a small team on the estate – a butler, a gardener, a caretaker and a part-time housekeeper.

What we do
A traditional village charitable endowment with a mixed portfolio of property, which includes the village pub, five houses and 107 acres of agricultural land, the rental income from which is used to fund its charitable objectives supporting aspects of village life, the community, and its resources.

We provide proactive management of the full range of assets that comprise rural property portfolios. From ensuring compliance with burgeoning residential lettings legislation to detailed agricultural end of tenancy claims, we make certain the landlord is expertly represented.
From small parcels of bare land to large, multifaceted estates, our team has an excellent track record of buying and selling property. Each region has a dedicated agent, meaning that every client will benefit from specialist experience and local market knowledge.
We have over 100 RICS-registered valuers working across landed estates, farms and land, mixed asset portfolios, commercial, equestrian, residential and country houses, as well as the all the specialist property sectors outlined on pages 12-13.
We offer a comprehensive range of accountancy services, from rent collection and year-end estate accounts, to cash flow and budgeting, payroll and option-to-tax on property for VAT purposes. Clients can choose to utilise all these services, or we can work alongside an in-house estate accountancy team. Use of a property management database linked to a full double entry accounting system allows our accounts to be updated real-time.
Often the most important objective our clients have is to enhance their legacy for future generations. We are able to help them achieve that by planning for a successful future through our detailed understanding of the range of business models and estate structures available to insulate the rural property portfolio from capital taxation whilst strengthening it for the successors.
Through our database of approved contractors and our detailed understanding of property management, we can ensure that your assets are maintained in the manner you desire. With backup from our Building Surveying team when necessary, we can deliver a service which deals with tenants’ issues effectively, whilst ensuring best value.
We are working with landowners and farmers to support and enhance the viability of estates and in-hand farming operations, and their environmental value. We can advise on farm business strategy, contract farming and joint ventures, restructuring, diversification and maximising value from supply chains, on farms of all shapes and sizes. About the property
Harewood Estate is an iconic family-owned mixed rural estate in Yorkshire. The Estate is owned by the Lascelles family, who place huge emphasis on conservation, restoration and habitat creation. It includes a diverse portfolio of let property, an in-hand farm, tenanted farms, a successful holiday letting enterprise, biomass boiler projects, a renowned deer park and commercial lettings. The family wishes to continue to preserve and develop the estate for future generations by drawing on the estate’s rich heritage, history, biodiversity and natural beauty.
Our strategic review
As managing agents, we were asked by the family to prepare a strategic review to assist them in setting out the objectives, priorities and overall vision for the estate. With an already thorough understanding and appreciation of both the portfolio and the family’s vision, we were able to work with them to research the various opportunities and potential projects across the estate, and to establish a long-term strategy.
The strategic review provided a comprehensive appraisal of the estate’s assets and included a SWOT analysis of each of the main enterprises, together with recommendations and proposed actions. It also ensured that we, as agents, were fully conversant with the estate and its specific workings and operations. The document also included a detailed planning review, highlighting the development opportunities across the estate, as well as an energy assessment, evaluating the potential for renewable and non-renewable energy generation and storage.

Estate
We offer a full estate management service across both portfolios, including managing let property, dealing with stakeholders and third parties, financial accounting, health and safety, compliance and the sale, purchase and valuation of property assets. We are actively involved in development and energy projects, from identifying the opportunities to working with promoters to bring them to fruition, and are currently involved in some large-scale flood risk management schemes.
Across the coastal estate specifically, we advise on cables, pipelines and outfalls, bridges and tunnels, portside developments, wharfs and jetties, moorings and marinas, regulating leases, dredging, aquaculture and sporting rights.
Over and above this, we have a key role in forming, continually reviewing and implementing the strategy for the estate, including how The Crown Estate’s corporate and social responsibility policies
fit into the aspects of the estate under
Carter Jonas management.
Our involvement
We provide a full property management service which includes rent collection, residential and land re-letting, project management of refurbishment and maintenance of residential properties, commercial lease renewals, and rent reviews. Because of the charitable status of the estate, a key element is quarterly reporting to trustees, attendance at trustees’ meetings, and carrying out s117-119 Charities Act valuations where required.

Carter Jonas has been involved in the management and strategic direction at Tichborne for many years. As well as assisting with the day-to-day running of the estate, including managing the property portfolio, and the estate’s natural capital and financial affairs, we are also heavily involved in guiding decision making and strategy, and have recently helped to reorganise the estate’s ownership structure. Unique to Tichborne, history dictates that the land agent also has an important role to play in an annual ceremony known as the Tichborne Dole, during which flour is given to local residents.
